Planning Permission Secured for the Redevelopment of 14–22 St James’s Street, Derby
June 24, 2026
Cavendish & London is pleased to announce that planning permission has been secured for the redevelopment of 14–22 St James’s Street, Derby, marking a significant milestone for a project that has been more than 16 months in the making.
The approved scheme will see the upper floors of the building transformed from long-vacant office accommodation into 15 high-quality residential apartments, while enhancements to the ground-floor commercial frontage will help create a more attractive and active streetscape.

Located within Derby city centre, the redevelopment forms part of a wider movement towards bringing underutilised buildings back into productive use. By repurposing vacant upper-floor space, the project will not only deliver much-needed housing but also contribute to the long-term vitality of the city centre.
The introduction of approximately 15–20 new residents will increase footfall throughout the day and evening, helping to support nearby businesses, cafés, restaurants and local services. In turn, this additional activity will play a role in strengthening the local economy and supporting the ongoing regeneration of St James’s Street and the surrounding area.
Securing planning permission represents the culmination of extensive design, planning and consultation work, and demonstrates a shared commitment to unlocking the potential of existing buildings within Derby’s urban core.
With approval now in place, Cavendish & London looks forward to commencing works and bringing this long-awaited vision to life, creating a development that delivers lasting benefits for residents, businesses and the wider community.
