Cavendish & London Property Group has completed the acquisition of the iconic Royal Building on the corner of Victoria Street & Cornmarket, marking one of the most significant privately led regeneration moves in the East Midlands this year.

The acquisition signals a bold commitment to urban renewal, heritage preservation, and long-term economic growth in the region, with plans already underway to reposition the building as a flagship asset for the city and wider county.

Atish Parmar added “The Royal Building is a landmark. Our vision is to respect its heritage while unlocking its full commercial potential for the next generation”.

A Strategic Move for Derby City Centre

The Royal Building has long been recognised as a prominent feature of the local skyline. Our acquisition comes at a time when Derby City Centre is seeing increased investor attention, driven by affordability, connectivity, and demand for high-quality mixed-use space.

The project is expected to:

  • Safeguard and enhance a key heritage asset
  • Stimulate local employment during redevelopment

  • Attract further inward investment into the city

  • Set a new benchmark for quality-led regeneration

Detailed plans will be unveiled following stakeholder consultation, with a strong focus on sustainability, placemaking, and long-term value creation.

The Royal Building acquisition further cements the firm’s position as a serious regional player with national ambition.

“We believe the East Midlands is one of the most under appreciated regions in UK property,” Parmar added. “This project reinforces our belief that thoughtful regeneration can deliver strong returns while genuinely improving places and lives. Our intention is to get people back into the City Centre and we are helping other optimistic contributors to ensure collaborative private & public sector investments will ensure our high streets are taking the step we all want to see”
