The Grade A space at The Royal Buildings is becoming a central part of the property’s next phase in Derby city centre. Cavendish & London Property Group acquired the Grade II-listed landmark in January 2026, with a stated intention to respect its heritage while strengthening its role as a commercial asset.

Situated at the corner of Victoria Street and Corn Market, The Royal Buildings includes ten retail units within approximately 35,000 sq ft, while around 10,000 sq ft of usable upper-floor space is currently under feasibility review. The Grade A space is the main commercial element being highlighted as Cavendish & London Property Group looks at the building’s next stage.

Alongside this, co-working space is also being explored, with a pre-application submitted for that use, giving the project an additional workspace element. The co-working proposal sits alongside the Grade A focus rather than defining it, creating another potential use within the wider Royal Buildings scheme.

The property itself dates from 1837–39, when it was designed by Robert Wallace as the Royal Hotel, and its history also includes use by the Athenaeum Club and as a post office.

Bringing together the Grade A space, proposed co-working use, existing commercial activity and the building’s heritage gives Cavendish & London Property Group a clear direction for the next chapter of The Royal Buildings in Derby.
